Build 52 units of two and three-story Townhomes
Rezoned without notifying the neighborhood from R1 to R-3/TH which besides zoning change means the study of the impact on traffic and environment is at the city’s discretion because it is part of the Housing Element.
Located at 10857 Linda Vista Drive (Evulich Court).
Summer-Hill Homes has not filed a plan, but the city has a preliminary but not formal proposal.
Buil 35 units: 7 two-story below market rate rental units, 28 single-family units, plus community sports center. The trail links Linda Vista Park and Stevens County Park.
Under Builder’s Remedy rules – which means zoning and height requirements do not apply.
The only entry and exit into the property is through the entry into Linda Vista Park.
Will require environmental and traffic impact evaluation (CEQA California Environmental Quality Act).
Located on the other side of the hill seen in Linda Vista Park. (APNs 356-05-007, 356-05-008, 356-27-026)
A formal application has been received and the city of Cupertino needs to respond by Sept 13.
Traffic gridlock, parking, and speeding with the addition of 87 units (52+35), more families, especially during school commute times on Linda Vista Drive. The availability of parking for residents and guests of the new developments is also a major concern.
Fire safety, especially with units located near natural vegetation and trees and with only a single access to and from the property. Existing high fire risks have caused some homeowners to have their homeowner insurance canceled in this area. This is expected to get worse.
There are additional concerns about infrastructure besides traffic, such as water, sewer, noise, emergency preparedness, and response time of ambulances and fire trucks during medical emergencies and/or natural disasters.
